The Housing System is a feature that will allow Noble Families, PC Organizations, and Rogues to purchase, upgrade, and maintain. Noble Families can buy property known as Estates to show off their status and to better protect their family. Organizations can buy Bases equipped with features meant to defend and support their inhabitants. Rogues can buy Hideouts that function as a way to plot their next nefarious move. The fact of the matter, a functional estate system.

Each player will only ever be allowed to own a single property at a time unless the player obtains the perk “Powerful Ties”. If a player wishes to gain a different type of housing, they must first sell their current property for 75% of its cost (including upgrades). Each organization may only have a single Base at a time.[break][break]
Magic Knight Bases and Rogue Hideouts will now be able to keep track of squad-earned yul by checking the squad/organization tracker.[break] [break]

Mana Beasts will be rolled for upon winning them as loot, and will be made by staff.[break][break]

Noble Families are some of the most influential people within the kingdom of Clover, and even beyond. Some families closely guard their wealth, while others may find strength in numbers. An estate can be bought and upgraded to show off your items, house your family that do not participate in the affairs of the mundane everyday life, and even protect those that you love and hold dear. [break][break] Estates that fall into this category start with a coverage area of up to 50 acres, but can reach up to a maximum of 200 acres of land. At the max, the total amount of what is built is up to the player. Estates start at a 5 story mansion with 20 NPCs that are optionally rolled for upon creation of the estate. (These are statless NPCs for flavortext) The maximum for sizing and NPC’s are listed in the upgrades below. [break][break] User-Created Noble Families will start with a Tier 1 Estate, while Main Noble Houses will start with a Tier 2 Estate. [break][break]

Tier 3 (30,000 Yul): This upgraded armory now allows a 10% decrease in repairing items. It also allows a single estate NPC to be rolled for, that can use a PC-owned weapon/armor that is currently not in use by the PC or pre-made magic armor and weapons purchased using estate funds.

Strong Walls (5,000 Yul): Buying this upgrade will ensure that the owner of an estate can hold their own in the event of a sudden attack or—if they are unlucky—a siege. The initial walls measure 6 meters deep, and 3 meters high. It includes a small regiment of 3 Junior Rank mages, which will be rolled for by the player purchasing the estate and be registered as part of the Estates NPC’s.[break][break]
Tier 2 (10,000 Yul): The walls are raised to a max height of 9 meters and about 5 meters in depth. The mage NPC’s are increased by 3.

Magical Training Formation (50,000 Yul): This upgrade can be purchased once and will set up a training space on the estate grounds. Members of the family can train 1 thread per month at 50% the word count and two threads a month at 25% the word count [Only Applies to Stats and Spell Points]. This reduction will also count towards others within the thread in question, even if they are not the estate holder (as long as the owner of the estate is within the thread). This cannot be stacked with perks that decrease word count. If you have gained a reduction from your estate or someone else’s, you can not gain additional reductions elsewhere. [break][break] For example, Player A and B both have estates, and they use the magical training formation on player B’s estate for 50% reduction of word count. Manifest Destiny (25,000 Yul Each): With this upgrade, the player’s estate grows by 50 acres. This can be bought 3 times. [break][break]
Mines of Clover (30,000 Yul Each): With this upgrade, the estate receives 5,000 Yul a month at base estate tier, 7,500 Yul at estate tier 2, and 10,000 Yul at estate tier 3. These funds will be detailed out on the estate page. The funds can be used on estate upgrades and/or personal purchases from members of the family. Restrictions on how much is allowed to be taken out are decided by the head of the family, and must be approved by the staff. Tier 2 (10,000 Yul): Purchasing this upgrade will allow you to increase the capabilities of the Comms Room. This room will be equipped with 2 Senior Rank mages with a Sensory stat of 100. These work with the same functions as listed with the base upgrade.

Tier 2 (10,000 Yul): Purchasing this upgrade will allow your Base to increase the quality of materials used in your Healing Spa. Players receiving treatment in this area will recover an Intermediate Rank of damage per post. All scarring can be undone with this tier.
Tier 3 (20,000 Yul): Purchasing this upgrade will allow your Base to increase the quality of materials used in your Healing Spa. Players receiving treatment in this area will recover a Senior Rank of damage per post. This will also allow mages to treat an amputation with regrowing of limbs (limb growth rate is 10 posts).

Intruder Barrier (5,000 Yul): Purchasing this upgrade will allow you to equip your Base with an activatable barrier that may be deployed once per thread. This barrier will take the form of a fence or wall up to 8 meters high surrounding the Base. This barrier will be created using Defense Creation Magic with an element of Gold Tier or below that is rolled upon creation. This barrier will have Senior Rank health. [break][break]
Tier 2 (10,000 Yul): Purchasing this upgrade will allow you to increase the health of the barrier to Archmage Rank. Additionally, there will now be a line of meter-tall spikes surrounding the bottom of the wall to deter would-be attackers. Rogues can buy a small house that is used as a front, with the basement being converted into a Hideout. Hideouts function similarly to Bases, but on a much smaller scale. Most Hideouts are only capable of usage by the Rogue faction. These buildings are a safe haven, as they are indistinguishable from regular houses on the outside. Please note that approved fallen noble family estates are able to have 5 upgrades like their holier than thou counterparts.

This spell has Senior Rank health, but may be deployed multiple times in a thread. This spell has a cooldown period of 2 rounds before it can be created again after being destroyed.

Fence Syndicate (30,000 Yul): With this upgrade, the hideout receives 5,000 Yul a month at base hideout tier, 7,500 Yul at hideout tier 2, and 10,000 Yul at hidout tier 3. These funds will be detailed out on the hideout page. The funds can be used on hideout upgrades and/or personal purchases from members of the fallen family who they work for. Restrictions on how much is allowed to be taken out are decided by the head of the family and must be approved by the staff. House Traps (10,000 Yul): Purchasing this upgrade will allow you to equip your Hideout with a single Magical Weapon capable of using either Attack Trap Creation Magic or Restraining Trap Creation Magic (although the element must be rolled for). This trap may be placed anywhere within the Hideout of the buyer's choosing, but its position cannot be changed until the trap is triggered. Once triggered, it will need one thread to change the position and initialize it. Attack Ttaps will deal Intermediate Rank damage upon hitting an enemy and will function as if it had 50 Power. Restraining traps will have Intermediate Rank health and function as if it had 50 Durability. Mages with a Sensory stat of at least 60 will be able to sense the trap.

This trap may be placed anywhere within the Hideout of the buyer's choosing, but its position and element tier follow the rules above. Attack traps will now deal Senior Rank damage upon hitting an enemy and will function as if it had 100 Power. Restraining traps will now have Senior Rank health and function as if it had 100 Durability. Mages with a Sensory stat of at least 120 will be able to sense the traps.
Tier 3 (20,000 Yul): Purchasing this upgrade will allow you to equip your Hideout with 2 additional magical weapons. These traps may be placed anywhere within the Hideout of the buyer's choosing, but its position follows the base rules. Attack traps will now deal Grand Rank damage upon hitting an enemy and will function as if it had 150 Power. Restraining traps will have Grand Rank health and function as if it had 150 Durability. Mages with a Sensory stat of at least 170 will be able to sense the traps.
Mana Suppressor (25,000 Yul): Purchasing this upgrade will allow you to equip your Hideout with a Magical Trinket capable of suppressing the mana signature of anyone in the building. This does not need to be activated and can be active at all times. Mages with a Sensory stat of at least 50 will be able to detect mana signatures without any interference.

Common Family's are the backbone of the Clover Kingdom and the reason it has a healthy economy compared to other kingdoms. Some may have family secrets when it comes to their trade, while others work long hard hours in a family business. Regardless of whether a business or home is bought or passed through the generations, those of more humble means have found their own castles. [break][break] Common homes/businesses fall into this category start with a coverage area of up to 20 acres, but can reach up to a maximum of 80 acres of land. At the max, the total amount of what is built is up to the player. Common homes/businesses start at a 2 story home 5 NPCs that are optionally rolled for upon creation of the estate. (These are statless NPCs for flavour text) The maximum for sizing and NPC’s are listed in the upgrades below. [break][break]

Armory (10,000 Yul): This upgrade allows the user’s armour and weapons to be stored away so that they are not lost in battle. This upgrade allows the NPC’s of the estate to use pre-made weapons and armour that can be purchased using estate funds.[break][break]
Tier 2 (20,000 Yul): This upgraded armory now allows for a 5% decrease in cost for repairing items. It also allows the armoury to utilize pre-made magical weapons and armour that may be purchased using estate funds.
Tier 3 (30,000 Yul): This upgraded armory now allows a 10% decrease in repairing items. It also allows a single estate NPC to be rolled for, that can use a PC-owned weapon/armour that is currently not in use by the PC or pre-made magic armour and weapons purchased using estate funds.

Stable (50,000 Yul): The buyer of a stable can now utilize a three Mana Beasts as a defensive measure. The Mana Beast is tied to the estate and cannot leave it. Mana Beasts inside cannot exceed Senior Rank.[break][break]
Tier 2 (75,000 Yul): The buyer of a stable can now utilize five Mana Beasts as a defensive measure. The Mana Beast is tied to the estate and cannot leave it. Mana Beasts inside cannot exceed Grand Rank.
Tier 3 (100,000 Yul): The buyer of a stable can now utilize six Mana Beasts as a defensive measure. The Mana Beast is tied to the estate and cannot leave it. Mana Beasts inside cannot exceed one Archmage Rank and 2 Grand Ranks.

Secutity System (5,000 Yul): Commoners often don't have the funds or need for a tall, sturdy wall or personal guards, instead they've gone for a 3m high dome shield and elemental golems that activate when the owner instructs. The shield will always be pure aura and have x2 health of the rank a defence shield of the owner. (This means if the owner is senior the shield will have grand health.) The shield will have 40 durability at this point. There would be 3 junior rank golems that can cast very basic elemental spells, the golem's elements are rng and follow all other golem rules.[break][break]
Tier 2 (10,000 Yul): The shield can now reach a max height of 9 meters and the durability needed to break it is 50. The junior golems increased by 2 for a max of 5 junior and 1 intermediate golem.
Tier 3 (15,000 Yul): The shield can now reach a max height of 14 meters and the durability needed to break it is 60. The golems now at the disposal of the property is 5 junior and 4 intermediate.

Distress Beacon (15,000 Yul): This upgrade allows Magic Knight Squads nearby to hear your emergency and to send aid. It cuts the time before Magic Knights can enter a rogue invasion thread by half, or by 1 post if it is less than 3. [break][break]
Growing Prosperity (20,000 Yul Each): With each upgrade a farm is able to gain an addional 20 acres of land. This can be bought a maximum of three times allowing a farm to be 80 acres.[break][break]
Possitive Gossip (20,000 Yul Each): Your business is starting to be noticed by the right people and so you've been able to open other locations. This can be bought a maximum of three times. (This is for flavour and all locations share the upgrades so they don't stack)[break][break]
Monthly Revenue (25,000 Yul Each): With this upgrade, the home/business receives 2,000 Yul a month at tier 1, 3,500 Yul at tier 2, and 5,000 Yul at tier 3. These funds will be detailed out on the estate page. The funds can be used on estate upgrades and/or personal purchases from members of the family. Restrictions on how much is allowed to be taken out are decided by the head of the family and must be approved by the staff. Note: If you still have things you can upgrade the amount staff will allow to be withdrawn per family member will be small. [break][break]
Staff Upgrade (15,000 Yul Each): With this upgrade, the player’s NPC staff is increased by 5. (These are statless NPCs for flavortext)
